A Building Survey (previously called a Structural Survey) is a detailed report. Our surveyor will undertake a more thorough inspection of the premises than a standard Homebuyers Report. It covers the property’s construction and visible, potential or inherent building defects.
The Building Survey is ideal for large, older or run-down properties, if a building is unusual in design or construction or has been significantly altered, or if you’re planning to undertake alterations of your own. It will give you a detailed insight into the construction of the property.
The Building Survey includes:
- a thorough inspection and detailed report on a wider range of issues;
- a description of visible defects and potential problems caused by hidden flaws;
- an outline of repair options and the likely consequences of inactivity; and
- advice for your legal advisers and details of serious risks and dangerous conditions.
The Building Survey does not include a valuation, but we will provide this and any other separate extra service (such as an estimate of costs for identified repairs) upon request.
DEFECT SPECIFIC REPORT
We also undertake defect specific surveys and reports to properties. These are written to encapsulate the specific materials construction and associated issues surrounding a specific building defect. Reports can be provided in a formal written report or in a letter or email format depending on your requirements. Specification for reinstatement can be included as well as an estimate for repair costs.
Valuation of property is required for a variety of reasons, whether for family or accountancy purposes or to secure a mortgage or loan on the property. The inspection includes measuring the property, noting the fixtures and fittings, unusual or unique features, the location and details of similar properties which have been sold within the area within a reasonable period of time.

Property health checks
A Property Health Check Survey is a detailed visual examination of the structure, from the roof to the foundation. Our surveyor’s report will include an evaluation of the condition of the home’s roof void, roof coverings, insulation, exterior, grounds, interior walls, ceilings, timber floors, dampness D.P.C, blocked cavity’s, corroded wall ties, and visible structure.
The purchase of a home is probably the largest single investment you will ever make. You should learn as much as you can about the condition of a property, and the need for any major repairs. Of course, a health check will also point out the positive aspects of the home. After the inspection, you will have a much clearer understanding of your property or one you are about to purchase. If you have owned your home for a long time, we can identify problems in the making and recommend preventive measures which might avoid costly future repairs.
The house survey fee for a typical single family residence varies. The fee will depend upon the size of the house, particular features of the house, its age, and possible additional services. However, do not let cost be a factor in deciding whether or not to have a house survey, or in the selection of your property inspection. The knowledge gained from a survey will be well worth the cost of the inspection.
