Seller fees

Estate agency serviceA negotiated percentage of the sale price or an agreed fixed fee, confirmed in writing before instruction.
Energy Performance Certificate£150 where arranged through Ian Perks.

Tenant fees and deposits

Most tenant fees are prohibited. The following permitted payments may apply where the law and tenancy allow them.

Tenancy depositUp to 5 weeks' rent where annual rent is below £50,000; up to 6 weeks where it is £50,000 or more.
Late rentInterest after rent has been outstanding for 14 days, limited to 3% above the Bank of England base rate.
Tenant-requested variation or change£50 including VAT, or reasonable higher evidenced costs.
Early termination requested by tenantActual and reasonable loss or costs, subject to the legal limit and written agreement.
Lost keys or security devicesReasonable evidenced replacement costs.

Company lets

Application and reference£174 including VAT.
Tenancy agreement£160 including VAT.

Landlord services

Tenant Find£696 including VAT.
Standard Management12% of rent monthly; £396 letting charge; landlord portal £45 per year; inventory/check-out £144.
Ultimate Management15% of rent monthly; £396 letting charge.
Rent guarantee3% plus VAT, where available and subject to terms.
Tenant reference£60 including VAT; guarantor reference £30.
Tenancy agreement£180.
Non-resident landlord administration£60 per year.
