Tenant repairs

Report the issue through your secure portal.

Portal reporting keeps the description, photographs and follow-up messages connected to your tenancy and gives the team the information needed to respond.

For a managed property, use the client portal whenever possible. If you cannot access it, call 01384 397561.

Immediate danger

Call 999 for fire, crime or an immediate risk to life. If you smell gas or suspect carbon monoxide, leave the property, avoid electrical switches and call the National Gas Emergency Service on 0800 111 999.

Urgent problems

Report loss of essential services, severe active leaks, insecure external doors or windows, serious electrical concerns and anything creating an immediate safety risk as soon as possible. Take safe steps to limit damage, such as turning off water at the stopcock if you can do so safely.

Routine repairs

Use the portal to describe what is wrong, when it started, where it is and whether access is possible. Do not arrange non-emergency work or deduct costs from rent without written agreement.

  • Clear photographs or a short video.
  • Make, model and any error code.
  • What you have safely checked.
  • Times someone can provide access.
  • Any vulnerability or immediate risk.
