Identity and source-of-funds checks.
Estate agents must complete anti-money-laundering checks. Preparing early helps prevent an accepted offer being delayed.
We cannot progress a purchase until the required checks are complete. The exact evidence depends on the buyer, funding and transaction.
Why checks happen
Estate agents are supervised for anti-money-laundering compliance and must understand who is buying and how the purchase will be funded. These checks do not imply suspicion and are separate from checks made by your conveyancer or mortgage lender.
Identity and address
We may request valid photographic identification and evidence of your current address. Companies, trusts, representatives and buyers based overseas can require additional evidence about ownership and authority.
Source of funds and wealth
Be ready to explain the deposit and purchase funds. Evidence might include savings statements, a mortgage agreement in principle, sale proceeds, gifts, inheritance or business income. A gifted deposit normally requires information from the person providing it.
Send sensitive information safely
Do not email passports or bank statements unless our team has confirmed an approved secure method. We will explain what is needed and how to provide it.
