Conveyancing: the legal route to completion.
Your conveyancer protects your legal position, handles the contract and transfer, and coordinates the movement of purchase funds.
Typical stages
- Instruct a conveyancer.
- Complete identity and funding checks.
- Work through the contract, searches and enquiries.
- Arrange the mortgage and survey where required.
- Exchange contracts.
- Complete the purchase.
Choose and instruct early
Ask who will handle the file, how you will communicate and for a written estimate that explains fees and likely disbursements. Give us the conveyancer's details as soon as you make an offer.
Keep information moving
Return identity, funding and property forms promptly. Tell your conveyancer about deadlines or important circumstances, and arrange a survey when appropriate. Searches and legal enquiries are controlled by the conveyancers and relevant authorities, not the estate agent.
Exchange and completion
Nothing is legally binding until contracts are exchanged. Your conveyancer will confirm when you can exchange, agree the completion date and tell you when funds are required. We release keys only after the seller's conveyancer confirms completion.
