Report damp and mould early.

Damp and mould can have several causes. We need to understand the pattern, building and household conditions rather than assume one explanation.

Health concerns

Report damp or mould promptly and tell us if anyone's health or safety may be affected.

If symptoms need urgent medical help but do not appear life-threatening, use NHS 111 online or call 111. Call 999 only for a life-threatening emergency. Follow advice from a health professional.

What to tell us

  • Where the damp or mould appears.
  • When it started.
  • Whether it changes with the weather.
  • Any leaks or plumbing concerns.
  • Heating and ventilation issues.
  • Health or vulnerability concerns.

Photograph and report

Take clear photographs of the affected area and the wider room. Note any smell, visible water, damaged plaster, cold surfaces or defective extractor fans. Use the portal so the evidence and follow-up remain recorded.

Safe immediate steps

Keep vents clear and use working extractors. Heat and ventilate reasonably where possible, wipe away surface moisture and avoid drying large amounts of laundry without ventilation. These steps can reduce condensation but do not replace investigation or repair of a building defect.

What happens next

The team may ask questions, arrange inspection, check for leaks or building defects and consider ventilation, heating and moisture. Continue reporting material changes.
