Current rules

Most private tenancies are now periodic.

From 1 May 2026, most existing assured shorthold tenancies became assured periodic tenancies and new private tenancies generally use that structure. Section 21 ended, tenants gained a statutory route to request a pet, and new limits apply to rent in advance.
