From application to moving day.
A straightforward outline of the usual process. Your written terms and the instructions sent for a particular property take priority.
Typical sequence
- View the property.
- Apply using the correct secure form.
- Complete referencing and right-to-rent checks.
- Sign the agreed terms.
- Pay only the amounts you have been asked to pay.
- Move in after the requirements are complete.
Application and checks
Use the application form selected by our team. Each adult applicant normally provides identity, right-to-rent, income and address information. An application does not create a tenancy and remains subject to the landlord's decision, satisfactory checks and signed terms.

Do not pay until asked. Any holding deposit and the circumstances in which it may be retained will be explained in writing. The tenancy deposit is protected in an authorised scheme and prescribed information is provided. From 1 May 2026, a landlord or agent normally cannot require more than one month's rent in advance after the tenancy has been signed.
Documents and keys
Before occupation, complete the signing and payments requested by the team. Read the tenancy information, safety certificates, inventory and deposit documents. Keys cannot be released until the agreed requirements are complete.
During the tenancy
Use the client portal for documents, rent information and repair reporting. Tell us promptly about repair issues and changes that require consent.
