  1. An offer cannot be submitted to the owner or seller until you have viewed the property.
  2. Your offer will be reported to the seller. We are also legally obliged to report any other offers that are received unless the seller instructs us otherwise in writing.
  3. Your offer should be your best offer because negotiation may not always take place.
  4. The seller may consider both the amount offered and your current situation and ability to proceed.
  5. If you require a mortgage, you must provide evidence that your lender has agreed the required loan amount in principle.
  6. You will need to provide evidence that you hold sufficient personal funds for the deposit or cash purchase.
  7. If your offer is accepted subject to contract, our trusted partner Coadjute will securely conduct the legally required identity and anti-money-laundering checks. Coadjute will send each buyer a secure link for the biometric checks and will collect a non-refundable fee for each check.
  8. The checks must be completed before we can issue the memorandum of sale to the solicitors.
  9. Wait for our written confirmation of the seller’s decision before taking further action or incurring costs.
  10. If your offer is accepted, we will notify the solicitors once all relevant information and checks have been completed.
  11. We may introduce conveyancing, mortgage or financial services from associated businesses. You remain free to choose your own providers and information about any fees is available on request.
